Terms and Conditions
These terms and conditions (the "Terms and Conditions") govern the use of services provided by West Property Services LLC and its websites. By utilizing our services, you acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions at all times.
Our Services
West Property Services LLC offers professional cleaning services, encompassing residential properties, commercial offices, and vacation rentals. Our service rates will be communicated to clients and may vary based on the type of service required and the property location. Estimates or quotes provide an approximate price for services based on our professional experience. For an accurate estimate tailored to your specific needs, we strongly recommend scheduling a property walkthrough. In most instances, services will be billed on an hourly or per-labor-hour basis, unless a fixed price or flat rate is mutually agreed upon. Our rates and services are founded on principles of fairness, transparency, and good faith.
Payment Agreement
Clients will be invoiced upon completion of the Services. Invoices are due upon receipt. Subsequent services will not be scheduled or rendered until full payment for outstanding invoices has been received.
While we do not require a deposit to schedule cleaning services for vacation rentals, clients are expected to provide check-out dates in advance and to promptly communicate any schedule modifications, including cancellations, extended stays, and late check-outs.
The Client agrees to remit the invoiced amount by the specified due date, unless otherwise agreed upon in writing. In the event of non-payment within the agreed timeframe, West Property Services LLC will issue a courtesy payment reminder. If payment remains outstanding and we are unable to contact the client, a late fee of $15 will be applied. Thereafter, interest will accrue at a rate of 10% per day on the outstanding balance.
Vacation rentals : The standard service provided is designed for short-term rentals (STR) and follows a hotel-style cleaning protocol. For extended stays (exceeding 10 days), deep cleaning requirements, or if the property is found in a condition necessitating significant additional labor, clients will be informed of potential supplementary charges.
Gratuity: While not required or included in our pricing, gratuities are a welcome way for clients to express their appreciation to our cleaning professionals. We also encourage clients to share their positive experiences through online reviews.
The Client may remit payment via Cash, Check (drawn on local banks only), direct deposit, or Venmo. Please note that all credit card transactions will incur an additional processing fee.
Alternative payment arrangements may be accommodated upon mutual written agreement between both parties.
Travel Fee
A travel fee may be applicable to certain service locations. Clients will be informed of any such fees in advance or at the time of the estimate.
Preparing for your Cleaning Service

We are pleased to provide our services to you; your courteous welcome of our professionals is appreciated.

For oven or stove cleaning services, please ensure these appliances are completely turned off and have cooled down prior to our team's arrival.

Please be aware that any provided arrival times or arrival windows are estimates. Various factors, such as prior cancellations, rescheduling, or traffic conditions, can influence our schedule. Should any delays or schedule changes occur, you will be contacted as soon as possible with a revised estimated time of arrival.

Kindly provide accurate information in advance to facilitate seamless service delivery. This includes the property address, access codes, contact phone number, and any specific requirements or preferences.

We love your pets! However, for the safety and comfort of both your animals and our team, please place them in a separate room during the cleaning service.
Vacation rentals:

Please ensure that guests vacate the rental unit promptly according to the agreed-upon check-out time and adhere to all check-out procedures.

Any additional services, products, or supplies not explicitly included in our standard service must be agreed upon in writing by both Parties prior to the service date. Unless otherwise agreed upon, special items such as toiletries, snacks, welcome baskets, coffee, trash can liners, and laundry soap are the responsibility of the property owner/manager.
Service Limitations

For safety and insurance purposes, our cleaning services are limited to the interior of the property. Our team will not climb higher than a two-step ladder and will endeavor to reach all visible areas using extension tools such as Swiffers or vacuum attachments. We are unable to move items weighing in excess of 25 pounds.

We do not undertake the cleaning of animal or human waste (feces, urine, vomit, or blood), the removal of pet waste, or the treatment of mold, insects, or rodent infestations, or grill deep cleaning.

Our services do not include refinishing, resurfacing, or waxing floors, cleaning exterior windows, or removing yard debris.
Lockout/Cancellation/Reschedule

In the event that our team is unable to access your property for scheduled services, a non-refundable lockout fee of $90 will be applied.

We recognize the dynamic nature of vacation rental bookings and strive to accommodate our clients' needs and expectations. We will make every reasonable effort to accommodate schedule changes and appreciate prompt notification of any modifications. If we are unable to fulfill a same-day turnover request, we will gladly offer an alternative date and time. Cancellations made with less than 24 hours' notice prior to the scheduled service time will incur a $90 cancellation fee.

Late check-outs or early check-ins must be communicated to and agreed with the cleaning team in advance and are not always guaranteed.

In the event that a guest does not check out on time, a maximum 15-minute grace period will be provided. Beyond this time, the regular hourly rate ($60/hour) will be applied in addition to the flat rate. It is not the cleaner's responsibility to move or store any guest's personal belongings or to perform partial cleaning ("cleaning around" practices).
Photo/Video Release
Clients agree that West Property Services LLC may utilize general images and videos for purposes of service verification, training, advertising, website content, and social media promotion. These images will not display or reveal any specific personal or sensitive information.
24 Hour Guerantee
Following each service, we encourage you to review the work performed. While we do not offer refunds for services, if any area is not cleaned to your satisfaction, we will gladly address those specific areas. Any concerns or issues must be reported within 24 hours of service completion.
Servability
These Terms and Conditions may be amended periodically to ensure compliance with applicable laws and to reflect any changes in our operational practices. Users will be notified of any modifications to these Terms and Conditions via email or through a notice posted on our website.
